Fund Controller – Real Estate

Oliver James have recently partnered with a leading global alternative asset manager who possess $400b AUM as they seek to hire a Fund Controller to oversee the accounting, operational and financial reporting functions across their Real Estate Finance platform.

The role, based in Manhattan, will see the Fund Controller take ownership of a wide variety of responsibilities including overseeing third-party administrators, reviewing NAVs and quarterly financial statements, investor reporting, management fee and expense allocation calculations, carried interest and promote distributions, audit coordination, capital calls and distributions, technical accounting and supporting deal closings, valuations and regulatory reporting.

Our client is ideally seeking a detail-oriented accounting professional with 5-8 years of relevant financial services experience, ideally beginning within the Big 4 before moving into private equity or real estate investment management. A CPA qualification is highly preferred, with strong US GAAP knowledge, advanced Excel skills and experience with systems such as Yardi or Investran are highly advantageous.

They are offering a competitive base salary of $140,000-$170,000 plus a discretionary bonus, competitive healthcare benefits, paid time off and additional incentives, as well as hybrid working and a clear route for progression to the Director level.

Responsibilities:

  • Oversee and coordinate with third-party administrators in the preparation and review of monthly NAV estimates, quarterly financial statements and investor reporting, ensuring adherence to US GAAP and internal standards.
  • Perform and review complex calculations including management fees, expense allocations and General Partner promote/carried interest distributions.
  • Review quarterly and annual audited financial statements, including footnote disclosures and supplemental schedules, while acting as the primary point of contact for fund year-end audits.
  • Serve as a subject matter expert on technical accounting matters, working closely with external auditors and tax advisors on complex transactions and evolving regulatory issues.
  • Review and approve capital call and distribution calculations, ensuring notices and summaries comply with the Fund’s Limited Partnership Agreement and distribution waterfalls.
  • Partner with Investor Relations to fulfill bespoke reporting requests and provide high-level financial information for investor inquiries.
  • Coordinate with internal tax, legal, valuation and operational teams to support deal closings, valuation committees and regulatory compliance filings.
  • Identify and implement process enhancements to improve the scalability and efficiency of accounting and reporting functions.

Requirements:

  • 5-8 years of relevant financial services experience.
  • Big 4/public accounting experience followed by experience within private equity, real estate or investment management is strongly preferred.
  • CPA qualification is highly preferred.
  • Strong knowledge of US GAAP, financial reporting and fund accounting.
  • Advanced Microsoft Excel skills and experience with accounting systems such as Yardi, Investran or MRI.
  • Excellent verbal and written communication skills, with the ability to communicate complex financial information to non-accounting stakeholders.
